Our priority is to put you where the renters can find you. We have expert knowledge of the industry and local real estate market. Southwestern Management and Realty Team has established relationships with local service providers of all types.​​​

​Leasing

Our leasing agents will immediately begin to advertise your property on community websites such as craigslist.com and the Nellis AFB Housing website. We use a standard lease agreement recommended by the Greater Las Vegas Association of Realtors and most owners prefer one year term leases.

Rent Collections

All rents are due on the first day of each month. There is a 5 day grace period, after which a 5 day notice is served if no rent has been paid. Eviction proceedings begin after the 5 day notice expires. After the eviction process has begun, rents MUST be paid with certified funds. The expense of ANY eviction is paid by the tenant

Tenant Screening

We want good tenants as much as you do. We are linked to major credit card bureaus. Preferred tenant profile is based on credit, employment, criminal and rental history. Potential tenants will be selected and qualified. We are a Fair Housing advocate and do not discriminate against any applicant or tenant based on race, color, religion, national origin, sex, handicap or familial status.

Tenant Retention

Good tenants are the key element to a successful rental property investment. We keep our tenants happy. This insures longevity of the tenant's occupancy. Friendly and professional staff with quick response to tenant's maintenance requests or concerns will satisfy a resident more than anything.
